A site plan is required for most projects that include site work. For submittal requirements related to Administrative Site Review, Subdivision, Site Permit Review, and New Construction, please refer to those specific webpages. For all other scopes of work, please review the options below:
Option 1 — Original Survey: Submit an original survey signed and sealed by a licensed land surveyor that shows the proposed work.
Option 2 — Existing Survey with Supplemental Copy: If your certified survey does not show the proposed work, submit both the existing conditions survey and a supplemental copy of that survey. On the supplemental copy, redact the surveyor's credentials (seal, signature, name, or any reference to the surveyor) and draw in and label the proposed work.
Option 3 — Site Plan (No Existing Survey): If you do not have an existing conditions survey, you may submit a site plan that includes the following:
- Dimensions and location of all:
- Property lines
- Adjacent streets
- Right-of-way boundaries
- Existing improvements
- Proposed improvements
- Distance from all existing and proposed improvements to adjacent property lines, streets, and rights-of-way
- Dimensions and location (if known):
- Easements
- Water meter
- Sewer cleanout
- Inlets
- Manhole lids
- Tree Conservation Areas
- City trees
- Wells
- Septic Systems
This option is only applicable to the following scopes of work:
- Decks
- Porches
- Patios
- Fences
- Accessory Structures
- Residential Vehicular Surface Areas (NOT driveways)
- HVAC
- Generators
- 2nd and 3rd Story In-line Additions
During their initial review, staff will determine whether this document is sufficient or whether an official survey is still required. This includes an evaluation of property lines, easements, riparian buffers, public infrastructure, and other criteria. Please note: any discrepancies discovered through a future survey or subsequent City review or inspection shall be the responsibility of the property owner to resolve, which may include but is not limited to removal of the improvement.
