Flood hazard soils are currently defined in the Unified Development Ordinance (UDO) based on the 1970's paper copy of the soil survey map. It is vital when adding the layer to a survey to scale the soils onto the survey. The layer on the City's GIS is not geolocated correctly. This has the potential to change the location of the soils. Flood hazard soils are treated 1 of 2 ways.
Option 1: Floodway
If you are not disturbing the flood hazard soil area or are choosing not to hire a soil scientist, the soil area could be treated as floodway. The flood hazard soils’ floodway rules in the UDOapply to the soil area in this case.
Option 2: Floodplain
If you hire a soil scientist and they determine flood hazard soils do exist on the property and will be disturbed, you will be required to meet the flood hazard soils requirements in the UDO. If you hire a soil scientist and they determine no flood hazard soils exist on the property. No flood regulations need to be met and no flood permits will be issued.
