How to Get a Minor Permit for a Non-Residential Project

This page will help you navigate the permit process of commercial/non-residential projects such as apartment buildings, condos, schools, restaurants, churches, mixed-use, and other commercial buildings. Some of these projects may require plans when you submit your permit application. It is important to note that upon review, staff may determine that more information is needed for your project.

NOTE: Email submittals will only be accepted for minor alterations and repairs that DO NOT require plans.

Before You Start Your Project

There are a few important things to review prior to submitting your permit application:

  1. Is your home located in a Historic District or designated as a Raleigh Historic Landmark? If so, you are required to submit a Certificate of Appropriateness to the Raleigh Historic Development Commission (RHDC). Approval from the RHDC may be required prior to submitting your permit application. 
  2. If your property contains a private well or septic services, you may need approval from Wake County prior to applying with the City of Raleigh.
  3. Your property may be subject to Residential Infill Compatibility standards. Learn more about Residential Infill Development and verification.

Projects that Do Not Require Plans

Projects that fall under this category MUST submit a non-residential permit application. The projects listed in this section can be submitted in-person or via email.

These lists are not inclusive of all project work types.

Replacements

Projects that Require Plans

Projects that fall under this category MUST submit a non-residential permit application, as well as the required documentation listed below.

These lists are not inclusive of all project work types.

Fences
  • A zoning permit is required when a fence is installed on any property
  • A building permit is required when the fence is over six feet

  • Structural plans are required if the fence is over six feet
