Live Remote Inspections (LRI) are optional video chat inspections used to verify compliance for development projects. If a failed inspection is eligible for remote inspection, the certified inspector will write it in the report and provide specific instructions for scheduling. Eligible Inspection Types
- Plumbing (Partial Rough-Ins):
- Trench Inspections (Sewer/Water): Limited to 100 feet. You must show the inspector the correct slope, depth, and bedding of the pipe, along with proper cleanouts and cutoffs before backfilling.
- Shower Pan Inspections: This partial rough-in allows you to show the shower pan liner installation and water testing before it is concealed by tilework.
- Electrical (Residential PV Solar):
- Rooftop Systems: This is the only electrical inspection typically allowed. You must verify PV module model numbers and quantities match approved plans, check that rooftop penetrations are properly flashed, and ensure all wiring is neatly secured and supported.
- Building Framing (Partial):
- Residential Porch Columns: The inspector will typically start by viewing the permit box from the road, then direct you to show each column, its base/beam connections, and any critical hardware for visual observation.
- HVAC Final (Mechanical/Electrical):
- Residential Changeouts: For 1-4 family dwellings and townhomes where no gas is involved. You may be asked to show the thermostat functioning, the appliance connections (top, sides, and bottom), and the heat ducts or pipes.
- Manufactured Homes:
- Marriage Line Connection: Part of the final set-up inspection. The inspector will remotely verify the critical structural joining of the sections according to state standards.
- Re-Inspections (Minor/Non-Life Safety):
- Eligible for up to four minor violations on foundations, framing, insulation, or trades.
- Crucial Limitation: These are not for first-time inspections, re-inspections only. No new work can be inspected beyond the specific items that failed the previous on-site visit.
Required Connectivity and Tools
- A reliable 4G or higher signal for the inspection.
- A smart phone or tablet with access to Microsoft Teams, Zoom, or FaceTime.
- A Ladder, Tape Measure, Level, Screwdriver, Hammer, and Flashlight.
5 Steps for a Successful Live Remote Inspection
- Check Connection: Confirm you have a stable 4G or higher internet connection.
- Test Your Device: Try doing a test run to ensure your camera is working.
- Get Documents and Tools: Bring your permit, plans, and any relevant tools.
- Set Up Area: Clear obstructions, minimize background noise and set your device to 'Do Not Disturb'.
- Show the Location: Start in front of the job site and proceed to the posted permit location to visually see the permit. If a permit placard is not posted, show the front of the structure where the property address numbers are visible.
NOTE: If the Live Remote Inspection cannot be performed due to technical failure, it will be rescheduled to an on-site inspection. Inspectors can end the LRI at any time due to poor connectivity or the permit holder not abiding by the inspector’s instructions.
